Existing Homes

A 1000 point checklist is used for each of our inspections, and

The inspection is based on the age of the home:

Homebuilder’s Warranty

This inspection uses acceptable standards & guidelines of the International Residential Code

and the Council of American Building Officials. This inspection is usually done when you have

been in your home for 9-11 months—prior to the homebuilder’s warranty expiring.

Pre-Listing

This inspection is designed to detect areas that may possibly need repair prior to placing your

home on the market. This may help eliminate major problems at the time of closing.

Pre-Purchase

Once you have found your dream home, a detailed inspection is performed to uncover any

defects that may have been overlooked or need to be addressed prior to closing.

Home Maintenance

After a thorough inspection, we will inform you of areas needing possible upgrades or repair

and leave you with a checklist for the maintenance of your home. Your safety is our first priority.

NAHB Performance Guidelines

This inspection uses a list of items that are recognized as items a builder is responsible for in new

construction under the National Association of Home Builders “Residential Construction

Performance Guidelines for Professional Builders and Remodelers,” 2nd Edition, 2000.
